03 For Developers

THE BUILDING IS A PRODUCT LONG BEFORE IT'S A BUILDING.

Absorption gets decided long before anybody can walk a unit. We build the product thesis, the material your sales team and the outside brokers actually use, and the digital sales floor an investor in São Paulo or Madrid opens at midnight.

01 The friction

BUYERS DON'T RESERVE A FLOOR PLAN.
THEY RESERVE A THESIS.

Miami has no shortage of glass towers with renderings. What moves a reservation from a non-resident buyer is a reason: who this building is for, what the neighborhood becomes, why this line and this floor at this price. Renderings show the product. Nothing in the package explains it.

What it costs you

Four gaps
between render
and reservation.

  • THE BROCHURE SHOWS THE PRODUCT AND NEVER ARGUES FOR IT.
  • OUTSIDE BROKERS GET A PDF AND NO REASON TO OPEN IT.
  • AN INVESTOR IN ANOTHER TIME ZONE SEES A CONTACT FORM.
  • THE STORY CHANGES EVERY TIME A NEW VENDOR TOUCHES IT.
02 Deliverables

WHAT THE SALES TEAM
ACTUALLY USES.

We are not a visualization studio and we don't resell renders. We art-direct and build around what your architect and CGI partner deliver — and we hand over source files at the end of every phase.

Product thesis

Who the building is for, what it competes with, and the three reasons a reservation makes sense at this price. One document that every broker, every ad and every screen inherits — so the story stops drifting.

Digital brochure

The book, but built for the device it's actually opened on: residences, views by line, amenity program, the neighborhood case, and the plans — readable on a phone in another country, on a connection you don't control.

Sales-gallery screens

What runs on the wall while a buyer is standing in the gallery: the film loop, the interactive stack, the view study by line and floor. Built to run offline, because gallery wifi is a promise, not a fact.

Broker portal

One link an outside broker can send a client: current availability by line, the co-brokerage terms, the assets they're allowed to use, and a registration form that actually confirms. Updated when your inventory sheet is.

Investor campaign

Bilingual by default, built for how a non-resident actually buys: WhatsApp-first contact, time-zone-aware follow-up, and the questions about financing and ownership structure answered before the call.

Reservation funnel

Registration, qualification, appointment, reservation — one instrumented path with a cost-per-qualified-conversation by source, reported against your release schedule instead of against impressions.

03 How it runs

FROM POSITIONING
TO SELLOUT.

Five phases, each with its own deliverables and its own exit. We work to your launch calendar and to what your counsel approves — sales material is a regulated document, not a campaign asset.

  1. Positioning

Before renderings exist: the buyer thesis, the competitive set, the neighborhood case and the name. This is the phase everyone skips and then pays for twice.

  2. Pre-launch

Broker briefing, the registration list, the friends-and-family window and the first material — everything that has to exist before a public price does.

  3. Launch

Brochure, site, gallery screens and campaign live in the same week, in both languages, against the release your team has approved.

  4. Post-launch

Broker outreach in waves, retargeting for registrants who didn't convert, and content that answers the objection the sales team is actually hearing that month.

  5. Inventory & pricing

The long phase. Remaining lines and floors get their own treatment, the material follows the price adjustments, and the report reads against your absorption pace.

04 The mechanism

Each phase has an exit. Nothing moves forward on enthusiasm.

A launch fails quietly when phase three starts before phase two closed. So each phase carries a named deliverable set and a condition for leaving it — agreed with you, and with your counsel where the material is regulated.

THE FIVE PHASES · SCROLL THROUGH

Positioning

Thesis, competitive set, name, neighborhood case.

Exit: the thesis is signed and the name clears trademark screening.

Pre-launch

Broker briefing, registration list, first material, private window.

Exit: the registration list is live and brokers have been briefed in both languages.

Launch

Brochure, site, gallery screens, campaign, reservation path.

Exit: everything public matches the release your counsel approved.

Post-launch

Broker waves, retargeting, objection content, weekly read.

Exit: cost per qualified conversation is known by source.

Inventory & pricing

Remaining lines, price-adjustment material, absorption reporting.

Exit: sellout — or a written plan for what's left.

What we will not do: publish anything that reads as an offer. Sales material is governed by your counsel and your state filings; we build to what they approve and we wait when they say wait.
