Availability that ranks

A page per unit type and per building, written for how renters search here — “two bedroom Edgewater, parking included” — with the answers that decide it: pet policy, parking, utilities, what the HOA actually allows.

Unit content

One walk-through per line, not per unit, plus stills and a plan. The point is that the person who shows up already knows what the kitchen looks like, and the ones it was never going to work for screen themselves out before the tour.

Pre-screened inquiries

The assistant answers every inquiry in English or Spanish, asks your criteria — move-in date, income, occupants, pets — and only then offers a tour slot. Anything from a current resident goes straight to your team.

Reputation, handled

Requests timed to the resident's cycle, monitoring across Google and the major rental portals, and a reply drafted within one business day for your approval. We write responses; we never write reviews.

The work starts before the unit is empty. Everything below is scheduled off your notice window, not off the day someone remembers the unit is vacant.

    Before anyone gives notice: who's up for renewal, what changed in the building this year, and the outreach that goes out first. The cheapest lease is the one you keep.

  2. Day −30 · Content ahead

    If the line has never been shot, we shoot it once and reuse it for every unit in that line. The page is drafted while the resident is still living there.

  3. Day 0 · Live everywhere

    Availability page live, content in the formats each portal needs, and the assistant answering. If your management software syndicates, we feed it — we don't replace it.

  4. Days 1–14 · Screened tours

    Every inquiry answered and screened against your criteria before a slot is offered. Your team's calendar fills with people who can actually sign.
