Keep them. If your photographer delivers what a listing needs, we work from their files and build everything downstream — the vertical cut, the floor-plan card, the listing page, the follow-up. When you keep your photographer we say so in the scope and shift those hours to editing, the page and the campaign; you don't pay for shoots you don't use.

Then use it. The brokerage markets the brokerage — their logo, their site, their leads. One question decides it: if you switch brokerages next year, what comes with you? Everything we build is registered in your name; theirs stays with them.

You don't touch a camera. One access window per property — half a day on Listing Desk, a full day above that — and we handle the certificate of insurance, the service elevator and the amenity slots with the management office. After the shoot your only jobs are approving a script and answering the leads we hand you. The one thing we can't do without you is get into the building.

Most of it does. Ours introduces itself as your assistant — never as you — asks only the questions you approved, and when it doesn't know a number, like the HOA fee or a pending assessment, it says it will confirm instead of inventing one. Price, negotiation and advice route straight to you. You read every conversation and you can switch it off in one click.

Most of them aren't bad, they're late. The same lead answered in forty seconds behaves nothing like the one answered at 8 a.m. We don't buy or sell leads — we answer and qualify the ones already hitting you, and we build the pages that produce the ones you don't have to rent.

Dates, not ranges. First shoot inside the first ten business days of the month we start. First listing page live within five business days of that shoot. The assistant answering by week two. A full site build is six weeks. What we will not put a date on is when a lead becomes a closing — that's your market and your negotiation, not our deliverable.

Usually because nobody could name what was supposed to arrive. Every scope we send lists the file, its format, the date it lands and who is responsible, and the monthly report is read against that same list. If the list doesn't get delivered, you give thirty days' notice and walk out with everything — it's already in your name.

Then don't. Month to month, thirty days' notice, no cancellation fee. The domain, the ad account, analytics, the CRM and the brand files are registered in your name from day one with us added as users — on the way out we remove ourselves and nothing breaks. The projects are a fixed scope with a fixed end date; they don't turn into a subscription unless you ask.
