What separates them is how yours is told — and that gets decided in the first frame, before anyone reads the price.

GETS SPENT.

It isn't "we'll show up and see". Miami light moves fast and buildings don't improvise permissions. The day is written before it's booked.

Before the day

Access & clearances

Certificate of insurance to the management office, service elevator and amenity slots reserved, common-area rules confirmed and airspace checked for the drone. In Miami this is what makes a shoot day collapse, so it gets solved up front, not that morning.

Hour 0

Empty pass

The whole property gets walked before a camera comes out: surfaces cleared, color-polluting lights switched off, blinds leveled, and the room order set by where the sun is coming in.

Hours 1–4

Rooms & detail

Wides with verticals corrected, then the detail that actually sells a condo: the finish, the sight line from the terrace, the kitchen, the primary bath, the amenity deck and the parking.

Golden hour

Terrace & water

The short window where the terrace, the pool and the water look like they do in person. Vertical gets shot first, because that's what opens the listing.

Blue hour

Twilight exterior

Façade and interiors lit while the sky still holds color, plus the drone orbit and the shot that explains where the property actually sits in the neighborhood.

Wrap

Backup & check

Nothing leaves the building on a single card: two verified copies made on site, and the shot list checked against the presentation you gave the seller.

What we don't do. We don't erase neighboring buildings, swap in a sky that wasn't there, add a view that doesn't exist, or stretch a room with the lens. The set has to survive the showing: if the photo promises something the property doesn't have, you're the one losing trust at the door.

    You tell us what you're selling and to whom: local buyer, investor, international buyer. We start the building clearances and send back the prep list for the seller or the tenant.

  2. Shoot day

    Production

    One crew, one access window, the shot list written. You don't need to be there — but if you can make blue hour, come, because that's when the hero image gets decided.

  3. Next business day

    Selects & first cut

    You get the selected stills and the first cut of the vertical, so you can post "coming soon" while the rest finishes. One round of adjustments included.

  4. 5 business days

    Full delivery

    The full set, named and foldered, on a link that doesn't expire. If your listing goes live sooner, say so when you book and we cut to your date.
